Kember Loudon Williams has secured planning consent for a replacement dwelling in the Green Belt and countryside, in Sevenoaks District. The approved contemporary dwelling, which will replace a bungalow, will increase the floorspace of the existing bungalow just under 100%. In addition to this increase, there would be a basement and outbuilding within the residential curtilage. This increase was considered by the Council as being a ‘significant uplift’ in bulk and massing from the existing dwelling, constituting an inappropriate development in Green Belt. However, the fall back position on the extensions that could be built to the bungalow under permitted development rights and the consolidation of built form together with appropriate design of the scheme amounted to very special circumstances which clearly outweighed the harm to Green Belt.
